Fixed Rate (10 years): Below is a general guideline of lower rates as the financing amount increases, but is also based on quality and historical occupancy

Top 150 MSAs (151-200 if Apartments with good quality and history)
Financing Amounts:

2-50 million (over $50 million under a different structure)
Amortization:
Apartments (30 years), Other Type (25 years unless 70% LTV or less, then 30 years)
Term:
10 years (can be 5-7 years with rate spread premium, debt coverage at 250 bp Stress Rate Spread and 5-4-3-2-1% prepayment)
LTV (max.): Apartments (80%), Other Type (75%)
Debt Coverage (min.): Apartments (1.25, 1.20 if newer and good occupancy history in last 3-5 years).  Other Type (1.25)
Recourse: Non-recourse, standard carve-outs
Prepayment: 5-5-4-4-3-3-2-2-1-1%
